Gideon Moi’s Land Document Goes Missing as Registry Starts Replacement Process

Former Baringo Senator Gideon Moi has reported a missing land document linked to a property registered in his name in Former Baringo Senator Gideon Moi

The Lands Registry has consequently started the process of replacing the missing document, giving members of the public 60 days to raise any objections before a provisional certificate is issued.

The development was contained in a Gazette Notice dated October 2, which identified Gideon Moi as the registered proprietor of the property known as L.R. No. 2116/1054.

The property is located in Kitale Municipality and is registered under a grant bearing the registration number I.R. 53898/1.

The Registrar of Titles said evidence had been presented showing that the original grant could no longer be accounted for.

“Whereas Gideon Towet Moi, of P.O. Box 51990, Nairobi in the Republic of Kenya, is registered as proprietor of all that piece of land known as L.R. No. 2116/1054, situate in the city of Kitale Municipality in Trans Nzoia District, by virtue of a grant, registered as I.R. 53898/1,” the notice stated.

Lands Registry opens 60-day objection period

The Registrar has invited members of the public who may have an objection to the replacement of the document to submit their concerns within 60 days from the date of publication.

The notice states that if no objection is received within the specified period, the Lands Registry will issue a provisional certificate to replace the missing grant.

“And whereas sufficient evidence has been adduced to show that the said grant has been lost, notice is given that after the expiration of sixty (60) days from the date hereof, I shall issue a provisional certificate provided that no objection has been received within that period,” the notice added.

The 60-day period therefore began on October 2, when the Gazette Notice was published.

The process is being undertaken under provisions of the Land Registration Act, which provides a legal framework for replacing land documents reported lost or destroyed.

Moi family reports more missing documents

Gideon Moi’s case comes months after other members of the Moi family began similar processes involving land documents associated with properties in the Trans Nzoia region.

Four related notices concerning properties linked to the family were published on the same day, all involving reports of missing documentation and proposed replacement.

Raymond Kipruto Moi, another son of former President Daniel arap Moi, had earlier initiated a similar process.

A Gazette Notice dated July 31 indicated that Raymond Moi had reported missing documents relating to some of his properties in Kitale.

The Lands Registry subsequently began the statutory process of replacing the documents after receiving evidence showing that the certificates could not be accounted for.

The latest notice concerning Gideon Moi therefore forms part of a broader series of land-document replacement processes involving properties associated with the Moi family in the region.

Missing title deeds follow legal process

The publication of a Gazette Notice does not, by itself, indicate a dispute over ownership of the property.

The Lands Registry routinely publishes notices when registered landowners report that original title deeds, grants or other ownership documents have been lost.

The procedure gives third parties an opportunity to raise objections before a replacement document is issued.

In Gideon Moi’s case, the Registrar will consider any objection received during the 60-day period before determining whether to issue the provisional certificate.

If no valid objection is lodged within the stipulated period, the replacement process will proceed in accordance with the law.

The development comes as land authorities continue to encourage property owners to safeguard title documents and maintain accurate records of their land ownership.

For the Kitale property registered to Gideon Moi, the ongoing process is therefore focused on replacing the missing grant while preserving the existing registration details.
