Affordable Housing Creates 1,000 Jobs Daily as Govt Accelerates Development Push in Nyanza Region

Thousands of workers are reporting to construction sites across Kenya’s Nyanza region each morning as the government’s affordable housing programme gathers momentum, generating more than 1,000 jobs daily and driving one of the most expansive development efforts in the area in decades.

The initiative spans six counties—Kisumu County, Homa Bay County, Siaya County, Migori County, Kisii County, and Nyamira County—and covers eight key sectors, including housing, water and sanitation, markets, transport, energy, education, industrial parks, and the Blue Economy.

Speaking during the launch of Phase 2C of the Standard Gauge Railway extension from Kisumu to Malaba on Saturday, President William Ruto framed the programme as part of a broader effort to address historical inequalities in national development.

“I want to assure you we are going to move together, and I am going to make sure the issues of segregation that plagued this country for years will end,” Ruto told residents in Kisumu. “This region will no longer be segregated. We are going to move forward as one people.”

Housing Leads Job Creation

According to an official government assessment released on Friday, the housing component has emerged as the primary engine of employment, alongside water, sanitation, and market infrastructure projects.

In Kisumu County, the largest housing rollout in the region is underway, with more than 9,000 units under construction and overall progress estimated at 56 per cent.

Migori County’s Mabera Affordable Housing Project is nearing completion at 98 per cent, positioning it among the most advanced sites nationally. Homa Bay County has already completed its housing programme, while Siaya County reports 3,832 units under construction.

Kisii County has 2,116 units at various stages of completion, whereas Nyamira County has been flagged as a priority area due to slower progress, with several projects only between two and four per cent complete.

Officials attribute delays in Nyamira to mobilisation challenges, funding constraints, and contractor issues.

Markets, Water and Services Expand

Beyond housing, the government is investing heavily in market infrastructure under the Economic Stimulus Programme, aiming not only to construct trading spaces but also to transform local economies through improved services.

New markets across the region are being equipped with clean water supply, electricity connections, and sanitation facilities.

In Homa Bay, multiple market projects are between 70 and 98 per cent complete. Siaya reports several sites nearing handover at between 88 and 95 per cent completion, while Kisii markets are estimated at 85 to 93 per cent progress.

Nyamira again trails behind, with most market projects still below 20 per cent completion, prompting calls for urgent intervention.

Water Projects Near Completion

Several major water initiatives have also reached advanced stages. The Kendu Bay and Oyugis Water Projects in Homa Bay County are fully operational, while the Ugunja Water Project in Siaya County has achieved 100 per cent completion.

In Kisumu County, the Lake Victoria Water and Sanitation Project stands at approximately 85 per cent completion and is expected to significantly improve urban water supply once finished.

However, not all infrastructure projects are proceeding smoothly. The Soin–Koru Dam project remains stalled due to ongoing court proceedings and financing challenges.

Economic Impact and Regional Integration

Economists say the scale of public investment is likely to stimulate local economies through job creation, increased demand for materials, and improved business conditions.

The housing programme alone employs thousands of skilled and unskilled workers, including engineers, artisans, suppliers, and casual labourers, many of whom come from surrounding communities.

Government officials argue that integrating housing with transport, water, and market infrastructure will produce long-term economic benefits beyond immediate employment.

For residents across Nyanza, the construction boom signals a significant shift in development priorities—though disparities between counties highlight the need for sustained funding and effective project management to ensure the benefits are evenly distributed.

As work continues across dozens of sites, the programme is emerging not only as a housing initiative but also as a broader strategy to reshape the region’s economic future.
